How We Selected These Architect Firms

This is not a paid ranking, and no firm on this list has paid to be included. We started with more than 100 candidate practices named in industry publications, directories and project databases, and kept only those that met all of these tests:

  • A real Bangalore studio. The firm is headquartered in Bengaluru or runs an operating studio here. Firms that only have projects in the city were excluded.
  • Verifiable built work. At least one named project is documented on the firm’s own site or an independent architecture publication.
  • Legacy and continuity. We recorded founding year and principals from credible sources. Where sources disagree, we say so.

How to Choose a Commercial Architect in Bangalore

For a commercial or industrial building, the architect sets the framework that every other consultant and contractor works within. Use this checklist before you sign an appointment letter:

  1. Check Council of Architecture registration. In India only architects registered with the Council of Architecture (COA) can use the title “architect”. Ask for the COA registration number of the principal who will lead your project.
  2. Ask for built projects of the same type and size. A beautiful villa portfolio does not prove a firm can deliver a 200,000 sq ft office or a GMP plant. Ask to visit a completed project and speak to that client.
  3. Confirm who does what. Find out whether structure, MEP, HVAC, fire and landscape are in-house, sub-consulted or left to you. Gaps between consultants are where most change orders come from.
  4. Understand approvals experience. For Bangalore, ask about experience with building plan sanction from the local planning authority (BDA or the city corporation), fire NOC, KSPCB consent and, for industrial land, KIADB processes.

  6. Agree the scope of site supervision. Clarify how many site visits are included and who approves shop drawings and material samples.
  7. Discuss sustainability targets up front. If you want IGBC, GRIHA or LEED certification, it needs to be in the brief from the concept stage, not added later.

How Much Do Architects in Bangalore Charge?

There is no single rate card. Architects in Bangalore usually quote in one of three ways:

  • A percentage of construction cost. Common for full-service commercial, institutional and larger residential projects. The percentage depends on the complexity of the building and the scope of services.
  • A rate per square foot of built-up area. Common for houses, villas and interior projects.
  • A lump-sum fee. Used for defined scopes such as concept design, approvals drawings or a specific fit-out.

When you compare fee proposals, compare the scope as well: number of design options, working drawings, consultant coordination, site visits and approvals.
